Just cleaned the concrete floor in my garage and was getting ready to use an inexpensive "garage floor paint" but was having second thoughts...has anyone used or applied the epoxy floor system (2 part) paints? They run between $61 and $65 per kit, box says one kit does 250 sq. ft. - a 1 car garage floor. I'm looking at a min. of 2 kits, more like 3. The other paint I got says it is resistant to hot tire pull up, oil spills, etc. and is much easier to apply and runs $16/gal.

Thoughts???

I used this on a room in my basement and it has held up well to the foot traffic, not sure about hot tires, oil, brake fluid and gasoline. :)

Be certain to use the solvent based two part...not the water based two part. Rustoleum sells both...but the solvent based is usually in their commercial line while water based is what they sell at Lowes and Home Depot to consumers. JC Whitney sells the solvent based industrial version and with occasional 20% off sales you can buy the better product for just a little more than the water based paint.

Do some searches on the differences in performance of each and the poor results of those using the water based in garage environments. They're OK for a playroom or basement...but not well suited for a garage.

From a fellow Architect who put the cheaper 2 part epoxy on his garage floor (all 3 bays), and documented the entire install with pictures. I had done my reasearch and talked to company reps. I went with the gypcrete brand. Needless to say, I kept my cars off it for over 2 weeks, and within the first month of parking on it, it peeled from tire heat.

I re-contacted the company, sent pictures of my installation process, and was immediatly issued a complete refund. It has not gotten anyworse, but I now park all of my cars on rubber mats to allow tire heat to dissapate.

Save yourself time and headaches. Go with a commercial grade, you will not regret it. I used these products in grocery stores and warehouses for years without a problem.

I have only had experience with the cheap stuff. It was in my first house. Spend the $$ get the commercial grade. It will pay for itself.
